Real Living HER for 1-stop shopping in Powell OH

One of the big advantages of being associated with the #1 brokerage in central Ohio, for both me and my clients, is having important services easily available. I’m very proud of my Powell office for having such qualified, helpful people in it. Therefore, I want to share with you how nice our office is set up for client meetings and to introduce you to the people you may meet when we’re working together.

Two additional points I need to make are:

  • Murphy’s Park has no connection to The Murph, although he might think that would be a good idea.
  • You’ll notice that I wiggle when I walk. Sorry for the camera movement. :-)

It’s “take your dog to work” day

Murph w computerThe Murph is with me most work days, since much of my work is done in my home office. As you can see in the photo, this is the reason my laptop has to be cleaned of dog hair periodically. Most of the time, he naps close by, but then there comes a point when he feels it’s time to pay some attention to him rather than that black thing … hence the photo.

The Real Living HER Powell office is a dog-friendly office. The “assistant” office manager, Carver, is a Cavalier King Charles spaniel. He’s in the office much of the time, soaking up all the attention from the agents who are all too willing to scratch behind his ears. He’s a real cutie.

Occasionally, other dogs will accompany their humans into the office when the agent needs to stop in for a period of time. It’s really nice working in an office where it’s OK to do that.

The Murph got one of those fun doggy emails titled “A Dogs Daily Diary” so he asked if he could be a guest blogger today. The email also included a cat diary, but Murph decided to eliminate that portion for obvious reasons. So here’s Murph’s ”guest blog”:

8:00 am – Dog food!  My favorite thing!
 9:30 am – A car ride!  My favorite thing!
 9:40 am – A walk in the park!  My favorite thing!
10:30 am – Got rubbed and petted!  My favorite thing!
12:00 pm – Lunch!  My favorite thing!
  1:00 pm – Played in the yard!  My favorite thing!
  3:00 pm – Wagged my tail!  My favorite thing!
  5:00 pm – Milk Bones!  My favorite thing!
  7:00 pm – Got to play ball!  My favorite thing!
  8:00 pm – Wow! Watched TV with the people!  My favorite thing!
11:00 pm – Sleeping on the bed!  My favorite thing!

Real Living HER University makes better agents

Real Living HER is the #1 brokerage in central Ohio (see the broker share page). The agents that decide to hang their license with Real Living HER are the reason for that #1 status. However, Real Living helps us – the agents – stay ahead of our competition by providing us with many training classes, plus of course, all the hi-tech goodies they provide for us to use in assisting our clients.HER Training Center in Westerville Ohio

This is the Real Living University training building in Westerville. It’s where we go to take those many classes.

Ohio State license laws require us to take 30 hrs of continuing education classes every three years. Three of the classes must be (1) Core Law, (2) Ethics and (3) Fair Housing. The remaining 21 hours can be elective classes that we feel would benefit our own particular businesses. However, thanks to HER’s training program, we can choose to take classes and specific training courses beyond what the State requires. These classes keep us informed and up-to-date on the latest issues, legal changes or new ways to market and service our clients. These classes help us grow and become better agents.

Over the years, I’ve had other brokers try to recruit me to join their ranks. In my previous career, I worked for the #1 consumer brand. When those days were over, and I wanted to be self-employed, I decided to join HER. I could never work for a #2-3-or 4 brand. I want a broker that gives MEtheir client – the top notch service that I try to give to MY clients. That way my clients get the best of both worlds.

I’m a Listing Agent … I’m prepared!

There are two kinds of Realtors® … agents who work mainly with home buyers … and agents who primarily work with sellers. Generally, over time, an agent will gravitate to a preference to work with one or the other type of client based on their skills or personality. However, there may be an additional difference … their cars.

Buyers’ Agents usually have nice, clean cars – or they should. The successful ones drive the luxury versions for a smooth ride for the clients when they view 10-15 homes at one time.

Listing agent's carListing Agents may drive vehicles that can easily hold yard and open house signs AND those signs can be thrown in quickly when it’s raining or really, really cold. They also may carry a bunch of odds ‘n’ ends supplies required to handle most any emergency that arises on the listing.

Listing agent's carThe WEENR-mobile is perfect as a “listing” vehicle. The 4WD gets me through most any kind of road. The back is easy to throw in yard or open house signs. In a pinch, I can fold the back seat down when I need to haul larger items.

At this time of year, the one thing it isn’t, is a CLEAN car. But, like a boy scout, I’m prepared for just about anything!

Realtors® Were Busy in January

I’ve been mentioning in several of my articles during January that the real estate agents in my Powell office, as well as others I speak with, are reporting that they have and are busy with both buyers and sellers. I just checked the January data from the MLS and the numbers support what agents have been saying.

Look at the white bars! Those are the number of homes that were in-contract at the end of January! Can you believe it! Go Hilliard! Those homes that went into contract during January will probably close in February.

The bright blue bars reflect actual closings in January 2010. The light blue bars indicate January 2009 actual closings for comparison. The number of closings were higher in 2010 for all but three of the school district areas, compared to 2009. Imagine what February actual sales are going to be like.

For you buyers and sellers who have been fence-sitting waiting till the weather improves before they take advantage of the Tax Credits, look what you’re missing.

“Don’t say I didn’t warn you.”

EDITED: I split the Olentangy school district into “east of Rt 23″ (LC) and “west of Rt 23 (PO). If I hadn’t done that, the pending sales would be greater than Hilliard at 128 homes. Jan 2010 sales were 42 vs 2009 at 37.
