How Buyers Shop For Homes

The National Association of Realtors® recently released the results of their Buyer & Seller Profile Survey that was conducted in 2008. As agents, we like to know where buyers are shopping for homes (RESOURCE). It is also important to know how the buyers first learned about the home they actually bought (SOURCE).

No surprise, the Internet is growing in magnitude for its importance in the home search process at 87%. However, Realtors® are THE leading originator for the home the buyer actually purchased (34%). The Internet came in a close second at 32%. Here is a chart showing the NAR Survey’s findings. The yellow bars shows the various resources buyers used when they were in the exploratory stage. The dark brown bars show the source where the buyer FIRST learned about the home they actually bought.

You might be surprised that the Internet isn’t higher than Realtor® as a source for the home actually bought. What might be happening is that although buyers do so much web surfing for homes, those homes may no longer be on the market. That’s a major flaw to many of the web sites. Realtors® have access to the MLS which does show whether the home is an active listing or not. Therefore, it’s not surprising that the buyer’s Realtor® will continue to be a main source for ACCURATE info on homes.

The data also indicates why Realtors® no longer place ads in newspapers and why the home magazines have become thinner. Those media sell the agent, but don’t sell the home. The print quality of newspapers is so poor that it doesn’t compare well with the crisp photos on the Internet. The lead time on magazines is so long that the home may no longer be available. Although open houses are still conducted, they also are diminishing in favor due to security concerns and the known fact that they seldom sell the home held open.

Looking into the “red eye”

Have you ever watched a TV reporter interview someone and wondered why the person being interviewed sounded so inept, or perhaps looked uncomfortable, making them look suspicious? You secretly thought to yourself that if the situation ever presented itself, that you would do an excellent job like a pro.

This is what it can look like and what you’ll be talking to, rather than having a normal conversation with a person. Puts a different perspective on things doesn’t it?

House of Representatives Passes Health Care Reform Bill

This blog is for real estate and I intend to keep it that way. I don’t intend to turn it into a political blog but since our government is making decisions that affect the real estate industry, I’m finding that to keep you up-to-date on the real estate industry, I should advise you of those changes that impact your ability to own and keep your home long-term. I like to read “both sides” so I can be a better informed citizen.

Last night, the House passed a Health Care Reform bill. This morning there has been much discussion on Facebook and Twitter about the good or bad of the bill. I’m still trying to sort it out and determine how it will affect me. Maybe you’re trying to do the same thing.

So far, I’ve found a couple links … I’m sure there will be more, and as I find them I’ll add them here.

“Central Ohio’s Best Residential Real Estate Agency”

Columbus OH CEO Best of Business 2009Real Living HER was the winner of Columbus CEO’s “Best of the Best 2009″ award for “Best Residential Real Estate Agency”. You can read about it in the November issue which is on the stands now.

The winners were the result of nominations by CEO readers, so that makes the award so much more meaningful. I knew Real Living was the best broker to be associated with due to all the technological tools and advances that they offer to agents and our clients. It’s nice to know that the public, especially the CEO readers, recognize that Real Living is far and away the best.

The more things change … the more they stay the same

Have you been following the news regarding the importance that Twitter is taking in getting reports of the events occurring in Iran? People are re-tweeting the reports and photos which due to the exponential nature of Twitter, is spreading the news world wide in real time. The Iranian gov’t has tried their best to silence the news going out of the country, but Internet providers have stepped up to provide proxy servers that allow the news to by-pass the bans.

While a lot of tweets are just casual conversations, Twitter is proving to be a valuable source to quickly spread information to the world. Even the national U.S. media are spreading the tweets. Having the world know exactly what’s going on, seeing the bloody photos of the suppression, will make it tougher for the Iranian officials to not react in some way to the uprisings.

As I was seeing all these tweets hit my TweetDeck news feeds, I couldn’t help but think about what a great thing this instant news is as well as giving so much power to voices of common citizens.

ham radioThen it dawned on me that although we think this is new technology, I recalled that my father used his ham radio in much the same way as I use Twitter. Dad couldn’t post photos, but he could talk in real time to people in other countries while others listened in on the conversation.

Just as I’m sure some spouses get frustrated over the time people spend on Twitter, my Mom used to get tired of Dad spending so much time on his ham radio. Some people say they don’t “get Twitter”. I “didn’t get” Dad’s fascination with his radio either.

I wonder if Dad were still alive, if he would now use Twitter?

Murphy responds to doxie-killing cop story

Mom just told me about a tweet from NBC4 regarding a news story about a Danville VA cop shooting an 11-year old miniature dachshund. The officer was serving a warrant at a neighbor’s home when “Killer” began running toward the officer.

Later, Killer’s owner spoke with the officer who by now was leaning against his patrol car, smoking a cigarette. The officer said “he had to shoot the dog because it was BARKING at him.”

For all the trigger-happy cops out there, here’s an instruction manual on miniature doxies:

  • Dachshunds BARK and we do that very, very well. We have what is called a “sharp” bark. That’s so we can be heard when we’re down in the rabbit hole.
  • Miniature doxies aren’t supposed to weigh more than 11 lbs per the AKC standards. You can kick us away … you don’t have to shoot us.
  • We’re called “ankle biters” for a reason. Have you checked out the length of our legs? At best, we’ll tear a hole in your socks.
  • Our teeth aren’t sharp because we’re supposed to retrieve rabbits without harming the pelt.
  • We try really hard to protect our families and therefore, sound the alert to our loved ones. You, Mr. Cop, were an unknown intruder into the neighborhood. Killer was merely warning his family of potential danger. I do the same thing when the meter reader walks by my back door.
  • Killer was 11-years old. That’s 77 in human years. That’s like the cop that tasered the 72-yr old grandma.

I feel sorry for Killer’s family.
