Paint your home now & get a discount

The firm that painted the interior of my home in December (see those posts) has advised me that they are offering a Spring Special for my readers only. Schedule your paint work before March and receive a 15% discount. The discount they previously offered my readers was 10%.

My Personal Home Makeover Is Done

I’ve had some people ask to see the final results of my own home makeover after having all the painting done, new flooring everywhere, and new furniture in the great room. Well, here are pix.

The old carpet was replaced with hardwood. Between the flooring and the furniture, a lot less dust should be generated plus, dog hair can’t stick in the furniture. That all means less work. See there’s a method to my madness.

The wall paint in the kitchen is the darkest of all the rooms. It’s similar to the color of hot chocolate. There is a large double window to keep the room bright during the day. The new vinyl has a flagstone design and is padded which allowed it to be installed over the former builder vinyl without risk of the design of the old floor showing through to the new. It also allowed a cost-savings by not having to tear out the old vinyl.

The wall behind the TV is painted the same color as the kitchen for accent. The hardwood installers still have some finish work to do to add quarter round and transition strips, which were not in stock at the time the work was done.

This is where I really live – my office. New California berber was installed in this room, the stairs, hall and all bedrooms. I used to have file cabinets in this room but moved them to one of the bedrooms during the mess. File cabinets are necessary but ugly.

The cost to do this work probably cost far less than you might think. It certainly cost less than price reductions if I were to have put the home on the market in its prior sad state. Granted it was 3 weeks of mess and a lot of work, but it’s like having a whole new home. I love it!

How fixing up my home lets me help you

The painting is donethe floors are done … and judging by my aches & pains, I’m about done or done-for. I’m really tired of moving furniture around. There’s a reason I’ve never purchased big, heavy pieces.

In addition to the benefits to my home, I thought this project would also give me valuable info when I suggest to home sellers that they fix up prior to selling.  So what did I learn and what does that mean for you if you’re planning to sell?

TIMING

Since it is December, I was perhaps able to schedule the workers more quickly than could be done during spring-summer-fall. Both the painters and the flooring people took 3 days each, however, that covered two weeks.

I went with a painting firm that had 3 workers and could do it in 3 days, versus the one guy who estimated it would take him 10 days! The flooring workers were different for each type of flooring and also took 3 consecutive days. They started the week after the painters were finished.

MESS

I started cleaning first before the painters arrived. That was wasted time since everything gets dusty from the sanding in between coats of paint, and the usual dust from new carpet and sawing of the wood flooring.

For the painters, all furniture needs to be moved to the center of the room. For the floor people, the furniture needs to be completely removed. This can be a problem, especially if you have large wood pieces. Depending on your room arrangements and the number of big pieces, you might want to consider using one of the onsite storage companies such as PODS or GOTBINS.

COST

Hiring the painting is not inexpensive, and while you may be able to do it yourself, you have to consider the quality of the work you do and the time it will take you. The guys I hired caulked, sanded between coats, and applied 2 coats for a much better appearance. The quality of paint you use impacts cost as well. The three different painters that I interviewed, use Sherwin Williams paint, and they get a special price from SW.

Flooring is as expensive as the material you select.

While the price may seem high (thousands), it is less than what you’ll have to discount your selling price if you don’t do it and your home sits on the market because buyers don’t want to pay top price for a home in need of repair.

DISCOUNTS

If you use a good Realtor®, especially one with Real Living, we have lists of companies that offer discounts for our clients. Discounts are available for movers, PODS, powerwashers, 1-800-GOTJUNK and flooring.

I used America’s Floor Source which offers a 30% discount on products & services for Realtors® and their clients. Dynamic Painting was the firm I used for the painting and they will give a 10% discount if you mention you read about them on “Elaine’s Blog“.

GET STARTED

If you’re thinking of putting your home on the market “next spring”, a good time to start getting it ready is right after the new year. You can schedule the work to be done during January/early February. It’s also a good idea to hire a home inspector to allow you time to fix those ‘deal-breakers’ in advance. (Call me for names of good inspectors.)

I’ve noticed Internet home searches to start increasing late February as buyers begin exploring and gaining knowledge of what type of homes are available and at what price. These buyers will contact an agent and begin viewing homes during March. So you’ll want to plan to have your home ready to be listed by the end of February or first week of March. That’s just 9 weeks away!!!!

Hardwood floors installed this week.

Two weeks ago, I noted that I was going to do what I ask some home sellers do. I intended to have the complete interior of my home painted and change out all the flooring. Last week for three days the painters were here. This week it was the flooring people from America’s Floor Source*.

What a hassle! The painters can somewhat work around furniture placed in the center of the room. The flooring people, however, must have all furniture removed. The carpet people came first. So I moved stuff out of the bedrooms and loft, stuffing it in the baths and great room. Day 2 was to be the vinyl folks. So everything was moved from the baths and kitchen, into the newly carpeted bedrooms. Day 3 was the wood people which was only in the Great Room and hall.

Installing hardwood floorThey pulled up the old carpet & pad. They laid some type of paper over the subfloor, then sheets of a smooth base.

Once complete, they applied glue and began laying the hardwood. The strips were also nailed into place.

Installing hardwood floorIt was a noisy day with the pneumatic hammer and the sawing. With four people working, they finished by late afternoon.

So after 2 weeks consisting of 6 days of strangers in Murph’s house, it’s all done. I’m still working on putting everything back where it belongs. I think I’ve ruined my knees from the lifting, shoving and climbing.

Hardwood floor installationIt looks nice although Murph has some difficulty getting traction. He does some running in place, where his feet are going full speed but he’s not moving ahead.

You’ll notice there’s no living room furniture. I had 1-800-GOT-JUNK haul away some very old items. The new stuff arrives next week. It’s my Christmas present to myself … and to The Murph.

The painting is done … next week the floors.

Last Saturday I wrote about my plans to update my home in the way I instruct sellers when they’re planning to move. Well, I’m not planning to move, but I desperately needed to replace the original builder-paint and carpet.

I briefly thought about doing the painting myself but after about a half-second decided there was no way I could handle painting a cathedral ceiling. I have a 16-ft extension ladder, but start to feel uneasy about half way up. So I called the pros.

Painting cathedral ceilingThe 3 painters began their work on Wednesday morning – bright & early – at 8:00 AM (zzzzzzzzzzzzz). Ceilings were done first. It pays to have the right equipment. Doesn’t hurt being a tall, strong twenty-something, either. You’d be picking me up off the floor if I had tried this. My arms would have given out after just a few rolls.

painting a stairwallOpposite the high wall is an open staircase. They had a special thingy that fits on stairs so it can hold a ladder to reach the top of the wall along the stairs. The left wall up in my loft/office kind of hangs out in the open and I couldn’t have managed that either without falling down into the Great Room.

Painting a high wallThe real test was in painting the wall at the top of the peak (~16 ft) while painting a straight line. The wall now has two coats and it looks wonderful.

The guys taped, caulked and painted all 9 rooms, 2 halls and ceilings, giving everything two coats and sanding in between coats. Plus, they helped me move the furniture that I couldn’t and helped install replacement blinds. I have a little over 2000 sq ft and they finished mid Friday afternoon. They were WONDERFUL, very efficient and didn’t waste time. I highly recommend them!

I’m doing what I tell my sellers to do

When I first meet with sellers prior to listing their home, they ask what they should do to prepare their home to show well to buyers. Many times my answer is for them to replace worn carpet and paint. Scuffs on woodwork may also need to be addressed.

Once in a while the sellers balk at spending the money to do it. They’re hoping the buyer will want to do the work themselves. Not true. Why would a buyer pay a good price for a home that they then have to make improvements that the seller didn’t want to.

When buyers find a home they are interested in, if it needs new carpet or paint, the buyers will usually discount the price far more than the cost of the flooring or paint. It happens all the time. Or they may not even bother to write an offer, because the home needs “too many updates”. There is simply too much inventory for buyers to choose from that they don’t have to settle for a home that needs work.

I’ve decided that it’s time for me to “put my money where my mouth is“. It’s time for ME to get rid of the builder paint and flooring.

  • PAINTER. I called two painters that were recommended by other agents. Only one returned my call, so he’s coming Monday to give me an estimate. I’ve picked the colors and will be using three shades of taupe - light, medium, dark. I don’t mind painting but I want the ceilings done and the ceiling in my great room is over 16 ft high. I don’t have or want to buy a step-ladder that tall plus, I’m not good with heights. :-)
  • FLOORS.flooring samplesI went to America’s Floor Source for the three types of flooring I want. They offer a discount to Realtors® and our clients. I picked out a cream California berber for the bedrooms and loft. They had a roll that was being discontinued so it was a good price. I had wanted hardwood for the great room – $$$$ - but opted for an engineered wood which means the hardwood is thin, and can’t be sanded. Last, I selected a textured vinyl for the kitchen and my bath.

It was amazingly easy to get everybody scheduled before Christmas. PEOPLE NEED WORK! So I’m doing my part to support local businesses. AND I’ll have a better appreciation for the costs when I tell the sellers to fix up. It’s not cheap but it’s less than what buyers discount the price when the work isn’t done.
