Home Buyers – get your running shoes on

In the starting blocksPlanning to buy a home this Spring? If so, it’s now time to start viewing homes. You’ve probably been doing the preliminary work in your jammies.

You need to finalize talks with your favorite lender. If you don’t have one yet, that step must come first. Let me know if you need a lender, as I know a couple really good ones.

I expect a rush of new listings to hit the market the first half of March. We’re already seeing some homes go into contract.

Watch this blog for a couple new homes that I’ll be listing next week. They’re really nice homes. Both are 2-stories. One is in Dublin schools. The other is south of Delaware.

Ranch homes are making a come-back

It’s probably due to the baby-boomer generation growing up and dare we say – older - but according to a recent article in the New York Times, one-story homes are returning to favor. Our knee and hip joints are beginning to make noises as we walk, and climbing stairs is getting a little more tenuous.

One of my listings is perfect for the boomers who want one-story living, reduced lawn care but a home large enough to have kids home for family gatherings. It’s a patio home in the prestigious Wedgewood golfing community.

One-level living: All the key rooms are on one floor. However, there are two finished rooms plus two large storage areas in the lower level.

home office in Wedgewood patio home2BR’s & Office or 3BR’s: The front BR really makes an ideal office with its large window overlooking the landscaped front. One of its doors opens to the foyer, making it ideal for a home office. The owner’s suite is located to the back with a door to the screened porch. It also has a hall door that totally keeps it private from the guest BR.

Living areas: The living room, dining room and kitchen are sized well for entertaining but not so large as to be inconvenient for daily living. The dining room opens to the screened porch for summer meals. The living room opens to a nice deck for relaxing. A raised tray ceiling, gas fireplace and open stair rail add to the comfortable ambiance.

Patio home back yardDownsized lawn: Since it is a patio home, the yard is smaller than one you might find in a regular subdivision. Generally, buyers choose patio homes (sometimes called cluster homes) because they don’t want to downsize the home … just the amount of lawn care. Often they will go together to hire landscape companies to mow and plow snow. They view this as a preference to “going the condo route”.

Real Living HER switched over to their NEW extensive website today. They have always beat out the competition with a high-traffic, very user-friendly site used by millions. This new design is even better, providing even more information on each listing. Remember, all broker’s listings are included – not just Real Living’s – through agreements called Broker Reciprocity.

You can set up your own personal search based on the criteria you want in a home, then save it. When new listings (or a price reduction) come on the market that match your criteria, you’ll be notified via email immediately.

When viewing a home that is for sale, you will be able to view an extensive amount of info for the neighborhood or city where the home is located. Look for the tabs located below the photo box. You’ll also be able to see many photos of the home if the listing agent has added them. To see an example of a listing click on the following link.

POWELL OH HOME FOR SALE

Each Real Living agent has been provided a section on the main website. Click the link below to visit my section. When on my site, you can set up your home search, designate me as your agent, or email me. If you click on the Local Information tab, you can enter an address, such as your own, then view the same type of demographics as is available with each of the homes for sale. That’s a rather fun exercise for your own home. See what the stats are for schools, crime, environment, income/education, and walking score. If you’re thinking of moving to another city, you can check the stats for that city as well.

A lot of work went into this new web design, however, since it’s brand new, there may be some start-up glitches for a few days. The development gurus have also told us that they’ll be adding even more features or pages of information in the coming months. Of the things that I’ve checked, it seems to be working OK so far. So, go ahead, give it a test drive.

Lovely new home for sale in Powell

I just listed a terrific home in the popular Canterbury neighborhood in Powell. This home offers so much and it’s at a great price. Best of all is the fenced, wooded lot that backs to a nature preserve. Plus, it’s at the back of the community on a side street so there’s little traffic.

What makes a good turn-around driveway???

Don't turn around in my drivewayI’ve seen some homes post a “No Turns” sign at the end of their drive and wondered why they object to people using their drive to pull in and turn around to drive the other direction. Sometimes I’m surprised that their drive would be one that people select frequently to use for a turn-around.

I have found over the years, that I have one of those driveways that people choose. I’m not sure why as my home is the 7th home in from the main street and it’s after a curve. Is it because there are no extra cars parked in my drive? There are other homes before mine that often have empty drives, so why mine?

I’ve always been a “people watcher”, intrigued by what makes people do or act the way they do. That may be why I loved my former career as a Marketing Manager. I would go to places like Home Depot or Lowe’s on Saturday mornings to observe customers shopping my product lines to try to determine why they selected certain brands based on the package copy. After they made their selection, I would ask them why they chose one product over the other. It was very interesting.

I do the same thing now at open houses. I like to hear the guests’ perceptions of the home as it can lead to changes I need to have the seller make so their home is more appealing. I once listed a smaller home with around 1500 sq ft, where the stairway was pretty close to the front door. The first time I held it open (during the winter), I noticed that people had to step aside by the stairs in order to be able to shut the entry door. They then commented that the ‘house was too small’. I suggested that the seller have a full-glass storm door installed so the main door didn’t have to be closed (due to the cold temps). Buyers and their agents were able to walk in the door and go directly back the hall to the family room. We got the home in-contract within a week after he installed the door and it only cost him $200.

Maybe I need to stand at the end of my drive and ask the turn-around folks what makes my driveway the most appealing. I’d love to know as I haven’t been able to figure it out. :-)

I have the most wonderful clients!

I have been so fortunate during my almost 12 years in the real estate business to have some of the most wonderful clients. Today was another example of why I love this business so much.
