Good supply of Powell homes for sale

If you’re one of the many people who want to call Powell Ohio home, there is currently an ample supply of homes available for sale in all price ranges except the very low-end. The chart below includes all homes in the Olentangy school district for zip code 43065. It does not include homes that are short-sales, HUD or REO’s but rather homes that appeal to “typical” buyers.

What this means for you is a strong likelihood that no matter what your criteria is for a home, there’s a good chance you’ll find one that is just perfect for you. Want to live around a golf course? There are three courses in the Powell area: Wedgewood, Kinsale and Scioto Reserve. Want trees or ravines? Yup, got those too. You can select a home that is close to a school. Some of the elementaries are within walking distance of homes. If you like, you can select a neighborhood that is within walking distance of downtown Powell and the community pool. There are homes with smaller lots or lots that are an acre in size.

Powell – the Crown Jewel of Delaware County

Powell OH 43065Last night was a warm summer evening and as I drove through Powell, I couldn’t help but notice the three ice cream shops (Graeters, Handels, & Jeni’s) all had very large groups of families standing in line or sitting on the patios, enjoying their cooling, sweet treat. There should be a law that prevents 3 gourmet shops from locating within a ¾-mile distance with all located on the main drag thru town. That’s cruel & unusual punishment to our willpower. :-)

But aside from that “flaw” to Powell’s downtown, it reinforces what a great place the Powell area is to live. It’s a top pick of places that buyers want to buy homes if they have the means (the average price so far this year is nearly $380,000 for a 3400 sq ft home). When people mention “Powell”, chances are they are including the Liberty Twp area as well. The 43065 zip code has irregular boundaries but basically extends from the Olentangy River on the east over to the Scioto River to the west. To the north, it extends a little north of Home Rd. Village Green, Powell OH 43065The area offers so much for its residents from plenty of dining opportunities to numerous golf courses to the most famous of all – the Columbus Zoo, made famous by Jungle Jack Hanna. There is a YMCA, a community pool and a skateboard park for more family activities. If you’re into antiques, the downtown is known for all its small shops that sell antiques as well as unique handmade crafts.

In 2009, I moved from Real Living’s Worthington office (now closed) to the new Powell office. Although I really work out of my home office, I have enjoyed being with the people in the Powell office. Just like the City, the people are friendly, professional and a joy to be around. Oh … and … the office is just across the parking lot from Handel’s ice cream shop! ;-)

Golfers … southern Delaware County is YOUR place to be

golfers in southern delaware county ohioToday is supposed to be our first really warm day after a long, cold winter. I expect a lot of people will be hitting the golf courses today. If you live in or near southern Delaware County, you have many courses to choose from to play. Many are semi-private so check first.

If you like the idea of owning a home on a golf course, I can help you with that as most courses are lined with homes.

Why did southern Delaware County grow so fast?

newspaperA local newspaper reporter called me this morning to discuss the housing growth that has occurred in southern Delaware County this decade. I’m usually nervous about talking with the media for fear of being mis-quoted. I hope he doesn’t do that.

After our conversation was over, I thought more about why the growth has occurred into southern Delaware County. I think there are several events that occurred that set the stage for it.

  • I-270 made it easy to go from one suburb to another. Businesses (jobs) built up around the various interchanges. Suburbs located inside 270 were land-locked with limited room to expand further housing.
  • Suburbs, like Dublin or Powell close to the freeway, had room to expand their borders. They also had easy access to the freeway with major roads such as Rt 315, Sawmill Rd and Rt 33 already in place.
  • Lewis Center’s growth was impacted when Banc One (now Chase) built the huge employment center and the nearby Polaris Mall was added, both outside of I-270. Old State Rd provided access to that employment so many housing subdivisions were built off of that road.
  • Golf Courses have played an important part to the housing growth as well. Dublin already had Jack Nicklaus’ huge Muirfield Village but then Arnie’s Tartan Fields was built north of Muirfield. Powell began with Wedgewood, then added Scioto Reserve and Kinsale (Golf Village). Shamrock and Safari are nearby, but they are not lined with homes the way the other courses are.
  • The southwest part of the county contains both the Scioto and Olentangy Rivers. I’m not a geologist but it seems there is more variance to the terrain between the rivers, providing more opportunity for the wooded, ravine lots that many home buyers like.
  • The southeast part of the county has the big water reservoirs with Alum Creek and Hoover. Both offer boating opportunities, albeit they have different motor restrictions.
  • Dublin and Powell already had groceries and retail, but those types of commercial buildings have expanded to keep pace with the housing. Dublin added Perimeter Mall and Powell added the shopping at Powell Rd and Sawmill Pkwy.
  • Some of the northern most housing developments in the Lewis Center area were several miles from groceries, gas stations, and fast-food eateries, but with the recent addition of some new stores along Rt 23 at Lewis Center Rd, that is changing.
  • Columbus State Community college recently opened along Rt 23 and Ohio Health is at a certain stage of providing convenient health care for the area.
  • More growth along Rt 23 between Powell Rd and Cheshire Rd was on the drawing board but it has been put on hold due to the economic downturn.
  • Southern Delaware County is primarily served with four school districts: Dublin, Olentangy, Westerville and Big Walnut. Olentangy covers the largest geographical part of the southern part of the county.

What is a patio home?

Here in central Ohio, we have what we call “patio homes”. Some might also refer to them as “cluster homes”. Buyers sometimes ask what exactly is a patio home and how does it differ from a free-standing condo.

Generally speaking, a patio home is owned just like a regular home. You own the home and the lot and are responsible for all the upkeep. That’s how they differ from a condo, where the owner only owns from “paint in” and pays a fee each month to the condo association.

Patio homes generally can be larger-size homes with many upgrades and extra amenities. Regarding amenities, I showed one once where the basement had been dug deeper to allow for a mini driving range. Patio homes are on smaller sized lots so there is less lawn to maintain. Having a smaller lot places the homes closer together, hence the alternate name of “cluster homes”. Carefully placed landscaping can assure greater privacy to decks or patios.

Since the owners may want to avoid some of the lawn and snow clean-up but don’t want to give up total ownership as with a condo, they sometimes go together as a group to hire landscape companies to handle the lawn & landscape care and snow removal as needed.

Patio homes aren’t as readily available around the Columbus metro area as are condos. In southern Delaware County, they tend (but not exclusively) to be located in golf course communities such as Wedgewood, Golf Village, Muirfield, Highland Lakes and Medallion. Prices may range from $300,000 to $6-700,000. Our MLS system has a check-box for agents to identify patio homes which then allows buyer’s agents to conduct searches for that criteria.

If you are wishing you had a smaller lawn to maintain, but don’t want to give up a more luxurious home, then perhaps a patio home may just fit your wish list. Give me a call and we’ll see what’s available.

Southern Delaware County is #2 on Forbes List

city sign for Powell Ohio 43065Delaware County made #2 on Forbes list for suburban areas with the best opportunity for job and income growth. For the past number of years, southern Delaware County has topped the State list for fastest growth. This growth … and no doubt the high income referenced by Forbes … is likely in the Olentangy school district area in the southern half of the county.

Here’s what Forbes had to say …

Professional success often requires some degree of sacrifice. Surprisingly, one of those sacrifices might include moving to the outskirts of Columbus, Ohio. Living in Delaware County is, in some ways, a smarter career move than packing up and heading for Wall Street or Silicon Valley.

With three-year income growth of 11 percent between 2007 and 2009, Delaware County is one of 10 places Forbes found best for professionals to get ahead. The fastest-growing county in the state, it has benefited from both a diverse mix of jobs that has kept the economy strong, and family-friendly neighborhoods that expanded out from the city center.

You can also view the average price of homes in the “SUBDIVISION” tab above this blog’s header. On that page, I show the various subdivisions of the key suburbs around the Columbus metro area. Homes in the Powell area tend to be higher priced as a collective group. There are several golf course communities in the Powell area such as Wedgewood, Golf Village Kinsale and Scioto Reserve.
