Good News On Central Ohio’s Unemployment Rate

September unemployment rates are out and Central Ohio performed slightly better than the State as a whole. Five of the eight counties in Central Ohio fell in September. Rates FELL in Franklin (7.7%), Fairfield (7.4%), Licking (7.8%), Morrow (8.2%) and Pickway (8.9%). Delaware remained FLAT at 6.3%. Rates ROSE in Madison (8.7%) and Union (7.7%).

The September rate for all of Ohio is 9.1%, but the rate FELL for 73 of the 88 counties. Delaware was one of six counties having a 7% or below rate.

This graph shows the number of unemployed people in Delaware and Union Counties. Between 2000 thru 2008, the rate of unemployed people was at or below 5% which I believe is considered “OK” for the economy. Then in 2009 the rate spiked and increased again in 2010. For Delaware County, even though the rates hovered between 3-4%, the number of unemployed increased but so did the population of Delaware County during those years, as the southern portion of the county grew tremendously.

  • FRANKLIN COUNTY: in 2010, 573,600 were employed, 53,500 were unemployed, 8.5% rate.
  • DELAWARE COUNTY: in 2010, 85,700 were employed, 6,600 were unemployed, 7.1% rate .
  • UNION COUNTY: in 2010, 23,700 were employed, 2,200 were unemployed, 8.4% rate.

Real Living Powell office gives treats, not tricks

Yesterday was the annual Pumpkin Give-Away at my Real Living (Powell) office. It’s primarily a party for our clients but it also attracts drive-bys and other Powell residents.

I didn’t take Murph this year, but a couple of other agents had their little King Charles spaniels there. Culver’s provided their yummy custard and the pumpkin custard was outstanding. Handel’s, which is just across the parking lot, also brought a cooler over filled with ice cream sandwiches.

The “Best” Vets in Delaware County!

Murphy, the dachshund, OhioMurph gave me a real scare about 3 weeks ago. All of a sudden he was very sick. Listless, not jumping, not eating, didn’t bark, just slept. I had no idea what might be wrong but suspected it might be a reaction to some “all natural, freeze-dried” food that I had given him a couple of days before. (it wasn’t that)

I took him to the vet. By this time his fever was over 105°.  They decided he needed to stay at the hospital so they could check for ecoli, salmonella and possibly a tick infection. They did X-rays in case he had done something to his back – a real problem for doxies since their vertebrate is a little different from other breeds. They also took blood for a complete blood test.

After a couple of days when there was no improvement, they asked me to bring some chicken to see if he would eat for me, plus it might be helpful for him to see me so he would know I hadn’t abandoned him. He ate the chicken and since his fever was down almost to 102° they thought it might be best if he came home where he would be more comfortable.

The following day, we received the blood test results. His white cell count was extremely low and his platelets were so dangerously low that he was at risk of dying from internal bleeding. The Dr’s words became a blur after that but I heard “OSU, transfusion, marrow transplant, $5,000, might not work, euthanasia”.

The tests the Dr had done ruled out the ecoli, salmonella and ticks. We wracked our brains as to what changed in his life that could have caused this sudden illness. In late August he was put on phenobarbitol for some epilepsy seizures he had one day. This normally safe drug can have a side effect in rare cases where it can deplete the white cell count. Ah-ha!

He was immediately taken off the phenobarb and given a couple of types of antibiotics to protect him from infection since his white cell count wasn’t sufficient to do that. After about 3 days, I began to notice some improvement. Little by little he continued to respond. After nine days, he seemed well enough to have another blood test taken, although the bleeding risk from the needle was unknown.

That test showed that the platelets were back to normal so the bleeding risk was gone. His white cell count had improved but not yet quite to the normal range. The difference was enough to feel that the phenobarb was definitely the culprit. It’s now been three weeks and externally, he seems back to his normal fiesty self.

Best Friends Veterinary Hospital, Powell OH 43065While this has been a somewhat costly endeavor, I’m so glad the Dr kept exploring and making phone calls to various specialists, keeping me updated with frequent phone calls. I know that not all Dr’s would have done this and instead merely suggested euthanasia – and I would have needlessly lost my little buddy.

I began going to Best Friends in 1987 when I took my first Dobie there as a puppy. They cared for my next two Dobes throughout their lives. They’re now caring for The Murph in their new Powell location and I highly recommend them to anyone looking for totally caring group of qualified veterinarians.  I especially appreciate Dr Riggs and Dr Latimer. I also appreciate their asking for people’s well wishes for Murph on their Facebook page.  Just like their name, they’re the BEST!

Why Are People So Angry?

Do you feel as though everyone is acting in the old movie Network? “I’m mad as hell and I’m not going to take it anymore!”

We only need to recall our Psych class from college to understand what’s taking place. Remember Maslow’s Hierarchy of Needs? His theory was that we need to take care of the basic needs before we can move up the triangle to the next level.

The past three years, people have been struggling with meeting the bottom two levels of the Maslow triangle. People have lost their HOMES (shelter) for various reasons – some that were under their control and some that were not. People have lost their JOBS which affects shelter, financial security, health, safety net and can affect food and clothing. We’ve had to deal with TERRORISM THREATS, FLOODS, FIRES, HURRICANES, and TORNADOS which impacts our need for personal safety. We’ve lost our financial security/safety net by watching our 401k’s or retirement funds dwindle as the ECONOMY SOURSMEDICAL COSTS and/or insurance costs have escalated so much that people are going uninsured or skipping medical care putting their health at risk.

We’ve been through a lot recently, so it’s no wonder we’re trying so hard to meet our basic needs. We’re afraid!

Who among us has any confidence that Washington DC knows how to get us out of the mess they created. Instead they bicker along party lines or blame those “other guys” rather than bucking up to work together to solve the problems. The only real job they are worried about is their own. But even if THEY lose their job in 2012, unlike regular citizens, they’ll still have THEIR medical benefits and pension for life even though they may have only served one term. How many regular citizens can work 4 years for a company and receive that kind of benefit package?

Whether it’s the conservative Tea Party or the liberal Occupy protests, both groups are essentially trying to fight for the two bottom rows of the triangle. It would be good if the politicians recognized these Maslow Needs of the citizens they are supposed to be working for, and worry less about generating millions of dollars in re-election campaign funds. Rather than giving yet another non-effective stimulus package to their cronies, put the money directly into the hands of taxpayers and let US spend it. Doing that will create demand which will create jobs which will allow people to keep their homes or buy new ones which creates jobs. See how it works! 

Otherwise the citizens are apt to respond as Dr Huxtable (Bill Cosby) did to his TV son, Theo: “I brought you into this world … I can take you out! ”

Are You Going To Challenge Your Property Tax Re-Evaluation?

Have you received your county’s Property Tax Re-Evaluation? Delaware County has been sending them out the past week. I believe Franklin County sent theirs a little earlier. Most values are expected to decline based on the housing market declines the past three years. I received my letter yesterday which had a “tentative” decline.

So how do you feel about the new valuation?

Since I’m not planning to sell, I don’t care about the value so much and am willing to hopefully lower my property taxes. I also know that the floor plan being used by the Auditor understates the sq ft because it doesn’t reflect two 2-ft bump-outs along the side and entire back of the home. I’ve refi’d once and am in the process of doing so again, so I have the more correct measurement from those appraisers that I can use if/when I sell. The appraisal that was done for my current refi was on target and 6% higher than the Auditor’s new assessed value.

Market Value Really Reflects Assessed Value

What bothers me most is that Auditors tend to use the term “market value”. When we’ve had meetings with Auditors at the Columbus Board, we challenged them on the use of that term because it has no bearing on what a buyer would pay for the home. It’s merely a value used to assess taxes. Let’s face it, two homes can look very similar from the outside and be entirely different on the inside for condition and amenities offered.

When You Might Want A Lowered Value

There is a possibility that a homeowner might want their value to be even lower. Auditors do not use short sales or foreclosures when calculating the reassessed values. Some newer subdivisions have been hit hard with these type of sales because those new-build buyers often paid top dollar with little money down. Having too many of those sales can bring down the selling price of “regular” homes. It’s possible that the Auditor’s value might need to be reduced further to reflect the short sales/foreclosures if there have been a lot of them.

Hire An Appraiser Or Realtor® For Help

If you need to gather specific housing stats to challenge your assessment, you can hire an appraiser or ask your favorite Realtor®. Both have access to the MLS and can identify which homes were “arms length” transactions and which were short sales or foreclosures. Plus, the MLS data allows you to compare the inside of the homes, assuming the listing agent took interior photos.

Schools Can Challenge Your Value

Did you know school districts can challenge your lower value? The lower home values may result in fewer tax revenues for the schools. Schools are allowed to challenge the value, although I’m told they “tend” to do that more so for commercial property rather than residential because homeowners are voters.
