Hey, Manufacturers – women use tools, too!

Women buy houses. The last statistic I saw indicated that single women make up about 25% of the purchases. I’ve worked with quite a few single gals to buy their first home on their own. It’s exciting.

But this is not about “women buying houses”.

It’s about what women have to deal with AFTER they buy the home. Lowe’s and Home Depot have made an effort to be more “female friendly”. I’m thankful for that as Home Depot is one of my favorite stores. I always get the urge to begin a whole bunch of projects whenever I go there.

This is about manufacturers.

I don’t think manufacturers consider a woman’s size and strength when designing their products. It’s been a bone-of-contention for me since I bought my first home 23 years ago. I’ve learned over the years that it doesn’t pay to buy “small & lightweight” because I end up working harder than the tool does. Women need to be able to buy tools that do the job, but don’t require the strength of the Hulk to operate them.

Last weekend, I decided that leaf raking was becoming such a chore (my trees have grown – a lot) that it would be helpful to join the other obnoxious homeowners with a leaf blower.

Toro leaf blower & mulcherSo down to my favorite Home Depot store in Lewis Center. Toro® had one that is not only a leaf blower but it can also vacuum and chop up the leaves, then blow them into a bag. GREAT!

The machine works great … if you’re a 6 ft tall person. Notice the man in the top illustration. His hands are near his waist with the vacuum tube on the ground sucking up the leaves with the bag supported easily with the strap. It looks easy doesn’t it!

Well, I’m not a tall person, so in order to hold the tool as shown in the illustration, I had to have my hands up near my shoulders & chin. Doing that also positioned that bag too high for the shoulder strap on the bag to have much effect in carrying the bag’s weight.

After a period of time – as my arms were becoming numb – I lowered it to allow the bag to drag on the ground with the vacuum tube aimed outward like a gun. Not exactly the image in the illustration. I’m sure I looked more like a person in desperation.

I’m thinking that I need to drag out my trusty heavy-duty circular saw and cut off about 6″ of that sucker.

Election Day is coming … info on levies

Vote 2010Election Day is just days away. We’ve been subjected to way too many negative ads for the candidates, but have seen few for the issues that we’ll also be voting on. If you’re unclear on the specifics of the issues, a good place to read about them is at VotersGuide.Dispatch.com. Enter in your home address to review the candidates and issues that will be on the ballot that you’ll be given.

Regarding the issues and how much they will cost in your property taxes, you can find that info on the county auditor’s web site, at least if you live in Franklin County or Delaware County. Both these counties show the levy or levies for your home’s address and show how much it will cost you based on your home’s assessed value.

NOTE: both counties refer to the assessed value as “market” value. Market value is what a buyer is willing to pay to buy your home. The auditor offices have no knowledge of whether your home has upgrades galore or 30-yr old shag carpet. In fact, during our recent meeting with the Franklin County Auditor at the Columbus Board of Realtors®, we asked him to change this wording to “assessed” value, since it’s really an obscure value used to charge property taxes.

Here’s how to check how much a given levy will cost you:

  1. On the top bar, mouse-over YOUR PROPERTY then click on PROPERTY SEARCH.
  2. On the left bar, choose to search for your home by NAME or ADDRESS.
  3. On the left bar, click on CURRENT LEVY INFO.

DELAWARE COUNTY AUDITOR’S SITE

  1. In the left column, under the title PROPERTY SEARCH, choose to search by your NAME or your ADDRESS.
  2. In the left column, click on LEVY INFO then click the link to the info.

Who sells the most homes?

Need help deciding who to vote for?

vote Is there anyone that isn’t absolutely fed up with all the negative political ads that we are being subjected to on TV!

Instead of telling us what they are for or how they are going to solve the serious economic problems we have, they choose to trash their opponent with carefully chosen soundbites. It’s hard to know what is true and what is false.

I like to be an informed voter – at least as much as I can – so when I heard about The Dispatch’s online interactive voter’s guide, I decided to check it out. I highly recommend it. You enter in your home address, then the ballot specific to your address will appear. Each of the candidates or issues that will be on your ballot at the polls will be provided. The interactive part comes when you click on “compare”. For instance, if you have checked the box by the candidate’s name, their response to a bevy of questions will be shown.

Naturally, the answers that were submitted were carefully scripted, but it does provide an indication of the candidates’ positions or explanation of the issues. Once you’ve completed your ballot, you can print it. For my section of Delaware County, it was 9 pages. If desired, you can then take the report with you to the voting booth.

Please, don’t let the negative ads keep you from voting. Your vote is very important this year.

Beware of Craigslist

Craigslist started out as a good thing. But over time, as with so much of the Internet, the nasties are ruining it. It used to be an additional option for real estate agents to gain exposure on their listings. I used to use it to provide an extra way for potential buyers to be made aware of the homes. To protect my sellers, I’ve stopped using it.

In the past year, the scammers have found another way to bilk money from unsuspecting people. They are taking all the info from the legitimate for-sale listing that an agent has entered, including photos. They then post this home in the ‘homes for rent’ portion of Craigslist. When a potential renter emails the scammer, the scammer emails back, pretending to be the owner, that they were going to sell but decided to rent instead since they had to move to Nigeria or England or some other foreign country. The “renter” will be sent the keys to the home after they mail $XXX to the scammer. Of course, the “renter” never receives the keys and are out whatever money they foolishly mailed to the scammer.

This past week, I received a call from a woman wanting to rent a home. She had found one on Craigslist that she knew was for sale, but she also found it in the ‘for rent’ section. She had already had a couple of email communications with the scammer. The scammer used the real name of the home’s owner (available on the county auditor’s website) and indicated he had moved to Nigeria. She was to send $500 to get the keys. The woman had also found another similar home where her instructions were to send the money to the United Kingdom.

Our Board of Realtors keep us advised of these events. There have been some reports where the potential renter actually went to the home and approached the seller/owner. 

This scam is not just a local problem … it’s nationwide. Just as the police, sheriff’s offices and the news media indicate … DON’T SEND MONEY to someone you don’t know.
