Buying a home around the summer sun or winter winds

weather changeHome buyers … have you ever thought about buying a home according to the weather? Experienced buyers may already know how to do this. First-time-buyers or those relocating to central Ohio may not think about the weather when buying.

The basics you need to know are …

  • the sun rises in the east and sets in the west (DUH!)
  • at mid-day, the sun is higher in the summer – lower in the winter
  • prevailing cold winter winds come from the west or northwest
  • prevailing summer breezes come from the west or southwest

I’ve owned four homes in central Ohio, and rented several others. Based on that vast amount of experience :-) here’s a list of things you might think about when purchasing a home:

SUMMER

  • How will the hot summer sun impact your use of the deck or patio? Some experienced buyers don’t want a west or south facing deck/patio because of the hot sun, unless there are large trees to provide some shade.
  • Many newer homes have large window walls. Direct sun coming in those windows may only be an issue if they are on the west side of the home because the sun is high enough during the day to likely not shine directly into the home.
  • If you like to open windows to allow summer breezes, consider what windows are available on the west or southwest side of the home.

WINTER

  • The really cold artic winter winds tend to come from the northwest. Which portion of the home is going to be subjected to those winds? How tight are the windows on that side of the home? Is there a garage that might provide a buffer?
  • I’ve learned this the hard way. IMO, a south or west facing driveway is definitely the best. If any melting CAN occur, and there is ANY sun, these driveways are more likely to clear themselves. That’s a definite bonus – unless you enjoy shoveling snow or chipping ice!
  • The lower midday winter sun will shine into windows on the south side and thus, help warm those rooms. Changing from DST to EST with days darkening earlier, means a setting sun isn’t much of a heat source.

ANY SEASON

  • If you’re an early riser, you may appreciate having bedrooms on the east side of the home. Late sleepers may opt for north or west windows.
  • Generally speaking: Rooms on the east side of the home will be cooler in the summer, warmer in the winter. Rooms on the west side will be warmer in the summer, cooler in the winter. Rooms on the north side will be cooler year-round. Rooms on the south will be warmer year-round. So, you may want to consider your lifestyle and how these temps will impact your comfort in the home.

When it’s 10° outside, it may be hard to visualize what the home will be like when it’s 90° and vice-versa. Of course, you may even want to forego all the considerations above if you’ve found the absolute perfect home at the perfect price. Living in a perfect home or perfect floor plan and paying the perfect mortgage amount beats dealing with the weather issues. Besides, maybe you can plant a big tree to shade that west deck or hire a neighbor’s kid to shovel the north drive.

Holiday real estate blogging conversations

The downtime the past few days has given me an opportunity catch up on my reading of the blogs of real estate agents across the country. Here’s some of topics and thoughts:

BUYERS: A number of agents were reporting that they were showing homes last week and putting offers in for those buyers. It seemed that many of those buyers were 1st Timers wanting to take advantage of the $8000 tax credit. Except for agents in the WARM states, I didn’t read much about move-up buyers, but perhaps, that segment will increase once the 1st Timers get through the inspection phase of their purchase. If this occurs, then we should see the current homeowner market begin to shop for homes. We really need the “trickle-up” effect to take place to get the more expensive homes moved off the market.

OPEN HOUSES: For some reason, there were several bloggers discussing the benefits of holding open houses in today’s world. It’s pretty much equally divided. Most say it depends on the home, the price, and the location. The security risk to both the home and to the agent are being cited more and more as a reason to not have an open house, especially given all the photos that can be posted on the Internet for serious buyers to view. Almost all agree that an open house seldom sells the home being held open, but rather provides a new source of clients for the agent. No surprise there!

POLITICS: Because the real estate business is so closely tied to the economy, agents seem to be stepping up their political commentary. Agents are also self-employed so all the heath care issues are a hot topic as well. Generally the commentary is of the ilk to “throw the bums out” for those who vote without having read a bill.

NEW TECHNOLOGY: Real estate bloggers LOVE their techie toys because often our cars are our offices and our smart phones are our lifelines. Bloggers tend to be the “early-adaptors” so being quick to try new techie advances is not surprising. Lots of discussions on the pros & cons of the I-Phone, Blackberries and Droids, plus, actual reports of the Verizon vs AT&T service. My summary of the conversations: IPhone is cool but glass breaks; AT&T drops lots of  calls; Blackberry is better for business but less-cool; Verizon is best for service & coverage; Droid is still too new for many opinions.

2010 BUSINESS PLANS: Many agents are working on their plans, trying to sort out what’s going to happen with (1) jobs, (2) inflation vs interest rates, (3) banks, TARP funds and tighter/looser lending restrictions, (4) home buyer Tax Credit impact, especially after the credits expire Apr 30, (5) whether the final language in Cap & Trade will penalize home sellers, and (6) increased government spending and regulation.

Now wasn’t that exciting? Not sure I have anymore answers for my 2010 Business Plan than when I started reading. Let’s see …. where did I put that crystal ball?

Last night I received a surprise recognition from Sellsius (Joe Ferrara, real estate attorney, NY). For the past four years, Joe has selected the Top 12 Women Real Estate Bloggers. As he says on his blog, he looks for women who are “pushing the envelope, using video, and sharing community service, charity and education beyond the written word“. I made Joe’s list for 2009. I am so shocked and thrilled to receive this national recognition. 

I had the priviledge of meeting Joe in 2006 when he and Rudy Bachraty (now with Trulia) were on a bus tour for Blog USA across America. They made a stop at the Real Living HER office in Worthington.

While I’ve not personally met any of the women in the list, I do read some of them and follow them on Twitter or Facebook. Via their local blogs, they provide a lot of good real estate market info for their readers. They’ve kept up on technology as well as their market. That’s impressive.

Top 5 Real Estate Brokers by school district

The grass is always greener …

Home buyers have it so much easier today. There are fewer surprises for them once they move in.

The first home I bought as a “we”, was in 1972. It was not customary to have home inspections then. You bought, then when the surprises hit, you considered it a function of home ownership.

Our first home was a small 3BR ranch on ¾ acres. It was just outside the city limits therefore it had a septic system. The leach lines were tiled to the back of the yard. The problem was that the back of the yard was sloped upward … meaning it was higher than the house … AND higher than the septic tank.

S**T DOESN’T FLOW UPHILL

Grass is greener over the septic tankAs you can imagine, this caused problems. The previous owner had planted a willow shrub “downstream” of the septic tank. As with all willows, they LOVE moisture and will direct their roots to the “water”. (I use the term “water” loosely here.)

We only lived in the home 4 years, but that willow shrub quadrupled in size. Just like Erma Brombeck’s book, “The grass is always greener over the septic tank”, our lawn was always greener in that section of the yard. This old photo shows the green grass leading to the willow. The leach lines actually ran uphill to the left of this area, and the grass WASN’T greener over the leach lines.

Rural septic systems have improved immensely in the years since. There are more leach lines and owners can flip a switch to use half the lines for a few months, then switch to use the other half to allow the previous lines to do their proper filtering. Some homes have an aeration system which doesn’t require leach lines and processes the “contents” so thoroughly that the outflow is clean enough to drain into the open land, such as a ravine. (They say the water is clean enough to drink, but I think I’ll pass on that.) Then there is the “mound” system which is above ground and quite involved in how it must be built.

I must say these new systems, while better, wouldn’t be nearly as much fun or provide as much joking within the family and our friends, as watching the willow double in size every year.

  • Outflow pipe from a sump pump should be longer than 1-foot to avoid burning up the motor & flooding the basement during a hard rain.
