Dear Mr & Mrs Seller:
You decided to sell your home - most likely your largest financial investment. You want to sell it at the highest price the market will bear, in the shortest amount of time. Nearly every seller does or wants the same thing.
When you selected a broker and an agent to list your precious commodity, you thought you would “save money” by using a flat-fee broker. This broker put your home in the MLS system, which is how I found your home for my buyer. I emailed your listing to my buyer - along with 20 other homes that met their criteria. My buyer selected 9 of those homes to actually view in person. Your home was one of those nine.
I set up the routing schedule then proceeded to call the nine brokers to request confirmation for the showings that were to occur two days later. Eight of those brokers are often considered full-service brokers, meaning they take care of many, many details for their clients … and they usually charge accordingly for those services. That’s why you chose to NOT use them.
I also called the number your broker provided (in the MLS) for agents like myself to call to set up a showing. That number reached a “voice box” where I was told to leave a message. I left a message that provided the purpose of my call with all the pertinent data regarding the showing as well as my contact information.
Within 2-3 hours, I had received callbacks from the 8 other brokers with confirmation of the showing of their client’s homes. I never received a callback from the message I left on the ‘voice box’. Since I didn’t receive confirmation of the showing, I couldn’t show your home to my buyer. Fortunately, your home was on the schedule to view last, so I was able to just delete it from the day’s plans without having to reschedule my route and recall the other 8 brokers to adjust my times.
So not only are you going to save a lot more money than these other 8 sellers, but you’re also saving all the hassle of leaving your home for a showing.

Now, that is a great post. How many times have I wanted to tell one of those “smart” sellers those exact words, but, not as nice as you.

Hi, David. So how was the convention?
Do you know I FINALLY did receive a confirmation … 4 DAYS later! That was 2 days after the requested showing date! Then he proceeded to ask me if would be setting up another showing, since his sellers were “really motivated”.
